Energy Performance Certificate (EPC)
An EPC is one of two certification requirements being introduced as part of this legislation, primarily affecting the commercial sector in the property market.
The EPC will show the theoretical energy efficiency of a building against comparative building bench marks of a similar size, age and usage.
The certificate asset rating is displayed geographically on a scale from A-G and always accompanied by a recommendation report providing measures on how to improve the energy rating on a building, both of which are valid for ten years.
Who is affected by this section of the regulation?
Owners, operators and managers of buildings in accordance to the following phasing:
- Greater than 10,000 sqm from the 6th April 2008
- Greater than 2,500 sqm form the 1st July 2008
- All buildings below this threshold form 1st October 2008
Commercial buildings being constructed, sold, renovated, let or part let after these dates will need a commercial EPC.
